Try These Home Staging Techniques

If you are looking to sell your home quickly, one thing you can do is set the atmosphere. The purpose of staging your home is to allow buyers see all the potential it has to offer. It is not necessary to go out and buy all new appliances, but you should do a thorough cleaning and decluttering. When staging your home for buyers, it is important that you don’t over do it. Need a little help getting started? Check out these five tips below!

  1. Be creative!

Your home doesn’t need to be perfect and boring when potential buyers are walking through. You want your home to feel lived in and show personality. A simple way to add to a room is to include colorful pictures or paintings. You can also include a throw pillow in an accent color or decorate with other bright pieces.

  1. Don’t overdo it on the senses

You want your home to feel welcoming and inviting, but it can be easy to overstimulate buyers. For example, many sellers try to make their home seem more inviting through different air fresheners and music. If there are too many different scents, or even overpowering scents, it might distract the seller from what your home has to offer. It’s your choice how to make your home more inviting, but just be cautious to not over do it.

  1. Well furnished or nothing

When selling your home, you might need to move out before it is bought. The biggest mistake sellers make is to take all their good furniture with them and leave the old couch. Having old furniture or very little furniture makes your home seem deserted and not well-cared for.  If you move before the house is sold, be sure to leave the house completely empty. The house should either be fully furnished or empty, not in between.

  1. Remodeling

It is often thought that renovating or remodeling your home right before putting it on the market will help it sell faster. In truth, it’s difficult to determine which renovations will actually give you the biggest return. So instead of remodeling the entire bathroom, replace the light fixtures or cabinets to give it a new feel. A real estate agent can be a great resource in determining what remodeling you should do in order to have a quick sell.

  1. Get rid of clutter!

Getting your home ready for sale means getting rid of all the extra clutter. It’s important that you don’t just hide it in the basement or closet, because interested buyers will want to look everywhere. Get rid of what you can and put the rest in your new home or in storage. A clutter-free home photographs much better, which means more people are likely to come see it in person. Not only will it look better in photographs, it will be easier to move when the time comes.
